It’s imposible not to make money in real estate if you walk with the right people

There are only two kinds of houses

Salt eats steel. Give it thirty years by the sea and the strongest frame on the coast rusts from the inside, while the façade still looks fine.

Sun does the same to cheap timber. Damp does it to cheap plaster.

And the wrong decision does it to everything.

–

Anything of value that is handled cheaply wears out. Usually you don't notice until it's too late to fix.

A plot that could have held two houses, refurbished into one tired one. A family home designed for toddlers, useless when they turn fourteen. Capital parked in a deal run by someone who got paid whether it worked or not.

Nobody chose those outcomes. They chose the quote that looked reasonable. The builder they already knew. The architect who said yes to everything.

They preferred the easy conversation to the right decision. Once. Ten times. For twenty years.

And now they own a house built to be sold, not kept. A plot that produces nothing. A return that went to someone else.

The worst trade in real estate, if you ask me.

–

There are only two kinds of houses: the ones built to be sold, and the ones built to be inherited. The same goes for land. And for money.

Once a month I write a letter about how to end up with the second kind. You sign up here:

Every letter will try to sell you something

A house. A plot. A share in a development.

And I'll do it so openly that, if you pay attention not just to what I say but to how the numbers are built, you'll learn enough to protect your money whether you ever work with me or not.

Save yourself the trouble

The first letter talks about money before it talks about design. Then it gets worse.

If you're looking for the cheapest architect on the coast, don't sign up. This isn't a marketing trick. It's a sincere recommendation, there are plenty of them, and some are good.

One last warning: this is for people with a plot, capital, or a house to build on the Costa Blanca. If you're hoping to get rich from nothing, you're in the wrong place.
