WHY SO FEW?

Because I lead every project personally. Site visits, drawings, builder negotiation, quarterly check-ins. The intake is capped at what I can carry without delegating any of that.

You come with a parcel or without one, and I find it for you, off-market. Then I design, permit, build and hand over the keys: one contract, one person accountable, on a budget and a timeline agreed in writing before we sign.

Two profiles I build for most often: families building a home their children will inherit, and couples designing the last home they will move into. The house is different for each. The commitment is the same.

Site & brief.

Site visit, plot review, and a written brief covering programme, budget range and timeline. Land advisory if a parcel is not yet chosen. No cost, no commitment.

CONCEPT

Month 2

02

Concept & feasibility.

Sketch design, buildability check, first cost estimate signed off with a builder. Weeks 4–8. You decide whether to proceed on real numbers, not a nice render.

PERMIT

Month 8

03

Project & permit.

Full architectural project (basic and execution), permit process, tender to selected builders. Fixed-price construction contract signed before capital is committed to the build.

KEYS

Month 12-24

04

Build & handover.

Site direction and safety coordination by AMORES throughout construction. First-occupancy licence, interior fit-out, garden and handover of keys. Post-completion service for two years.

Land search & purchase

I find the plot, often off-market, check planning and buildability, negotiate the price and manage the purchase through to the notary.

Architectural project

Concept, basic and execution project, engineering coordination, all administrative filings.

Permit & licences

Building permit through to first-occupancy licence and administrative close-out.

Builder & contracts

Tender, selection, and fixed-price contract negotiation with vetted local builders.

Site direction

Full site direction and health-and-safety coordination through construction completion.

Interior & garden

Interior design, furniture selection and landscape design integrated from the first sketch.

Budget & timeline

Bespoke turnkey villas on the Costa Blanca typically require a project budget of €1.5M–€4M, excluding land, or approximately €2M–€5M+ including land, depending on location, size, specification and site conditions.

Post-completion

Two-year post-completion service covering snag-list, warranty coordination and any remedials.

Since 1980

My father opened the practice on the Costa Blanca in 1980. Since then AMORES has designed and built residential, hospitality and mixed-use work up and down this coast. What is now the developer arm of the firm started here, and this remains the older half of what we do.
